1/ May Horses Be Boarded On Individual Homesites?

Kings Ranch Estates will provide a first–class Equestrian Center for all boarding. This will ensure controlled conditions, proper care and shelter of your animal and reliable security. Restricting boarding to the Equestrian Center allows us to maintain the high standards associated with all aspects of Kings Ranch Estates. You’ll never have to worry about your neighborhood’s appearance being compromised by someone’s homemade stables.

2/ Where Will The Equestrian Center Be Located?

The Kings Ranch Equestrian Center will be located at the far Southeast corner of the ranch. This location allows direct entry off Kings Ranch Road, with quick access from Highway 92, and impacts on a minimal number of surrounding homesites.

3/ What Is The Cost Of Boarding?

We’re committed to the concept of affordable boarding for all members of the Kings Ranch community. Although specific costs are yet to be determined, we do promise that boarding will be made available at attractive and competitive rates.

4/ How Extensive Are The Riding Trails On The Ranch?

Riding trails are a key feature of Kings Ranch Estates and a main reason you’ll want to live here. The network of trails will wind throughout the community’s conservation areas and our current plan has allocated over Thirty Miles of these trails for riding, cycling & hiking.

5/ What Kind Of Animals Are Permitted On Individual Homesites?

Standard domestic pets are all welcome – dogs and cats are part of our lives. No animal, however, may be free–roaming. Larger, more exotic animals will be prohibited, as will those requiring outdoor pens. No kangaroos. Sorry, mate.

6/ What is “The Outpost”?

The Outpost is our planned community clubhouse. It will be open to use by all Kings Ranch residents and will offer a lap pool, tennis courts, water play for kids, outdoor play equipment for kids, half court basketball, workout facilities, changing rooms, big screen TV, indoor kitchen, outdoor cooking area and a year–round rooftop astronomy deck.

7/ What is The “Discovery Center”?

This is a unique feature of Kings Ranch. Ordinarily, a discovery center serves as a combination presentation center and sales office. But at Kings Ranch, our Discovery Center is situated in an historic 1939 adobe ranch house, originally built for the ranch’s first owner and now listed in the National Registry Of 100 Historic Places. This is a spectacular setting for our presentation and, with its impeccable landscaping and restoration, the Kings Ranch
Discovery Center goes well beyond. We’ve opened it up to private functions, such as weddings, parties, arts groups, performances and business functions. The Center’s five main rooms, full kitchen and sprawling outdoor patio & terraces have accommodated gatherings of over 200 people. 8/ What Portions Of The Lots Are Buildable?

Kings Ranch Estates is the development for people who love this land, just the way it is. It’s what we call a “Conservation Community” – every homesite has a maximum buildable area, while the remainder falls under federal protection, to ensure that its natural state remains intact. Buildable areas on the lots are as follows: 1-Acre Lots: 2,400 Sq. Feet 2-Acre Lots: 2,800 Sq. Feet 4-Acre Lots: 3,200 Sq. Feet

9/ What Types Of Homes Are Allowed?

Kings Ranch Estates residents will enjoy a community with consistent, carefully–managed look & feel, from the front gates through to the furthest points on the property. Homes will be of a Southwestern style, with an open attitude and materials that blend with and complement our beautiful natural surroundings. We’ve published a set of extensive Design Guidelines.

10/ What Type Of Landscaping Is Allowed?

Our attention to the community’s visual character also extends to landscaping. As with building materials, your trees and plants will be drawn from the surrounding indigenous landscape, while any that are non–indigenous, such as palm trees, will be outside the guidelines. Proposed exceptions will be evaluated for approval on an individual basis.

11/ Are RVs Permitted On Property?

Yes, provided they fit inside a regular–sized garage. Larger motor homes should be parked at a proper offsite lot. As with animals, so too with vehicles.

12/ Is There A Homeowners’ Association?

Yes. A unified community is one of our goals and an HOA is an important tool, to see that your voice is heard and your concerns are addressed. Fees will vary according to lot size, but will average approximately $59 per month, becoming payable upon the closing of your property. Fees will increase periodically, as more facilities and amenities are built.

13/ Is Outdoor Lighting Controlled?

Yes. The breathtaking night sky over Kings Ranch, flooded with stars, is one of our true natural wonders and area residents know this well. Public lighting guidelines exist to preserve this stunning display, by controlling any type of artificial lighting that might diminish the experience. All lighting on Kings Ranch will adhere to these guidelines.

14/ Do I Have To Work Only With Kings Ranch Selected Builders?

No. Any builder ready to work within our CC&Rs is welcome. If you are unsure about this or any other aspect, or are having difficulty with your chosen builder, we’ll be happy to suggest alternatives.
